Real Estate Virtual Staging Brief
Write a shot-by-shot virtual staging brief for listing photos. The room architecture stays. Furniture and light can change. Nothing structural gets invented. PROPERTY Type: [APARTMENT | HOUSE] Photos I have: [COUNT AND ROOMS] Style buyer: [FIRST HOME | FAMILY | LUXURY] Furniture direction: [WARM MODERN | QUIET TRADITIONAL | RENTAL-NEUTRAL] Permanent features that must remain: [FIXTURES, FLOOR, WINDOWS, VIEW] Known flaws to reduce, not hide if they are material: [STAIN ON FLOOR — COSMETIC | CRACK — DO NOT ERASE] Twilight exterior wanted: [YES | NO] Local disclosure rule I must follow: [VIRTUAL STAGING MUST BE LABELED | UNSURE] FOR EACH ROOM PROVIDE 1) Keep list: architecture, windows, outlets, radiators, floor boundaries. 2) Remove list: clutter, personal photos, dated small accessories. Not walls. 3) Add list: specific furniture with scale notes (a sofa that fits the wall I describe, not a sectional that blocks the only door). 4) Light: time of day to match across the set, white balance, whether a lamp may be turned on. 5) The generative prompt for that room, plus a negative prompt (extra windows, removed door, pool that is not there, changed cabinetry). 6) Label line for the MLS: "Virtually staged" where furniture was added. SET RULES Same floor color and same window light direction across rooms that share a wall. Do not add a view, a fireplace, or a room that is not in the source photo. Do not remove a defect that a buyer would claim was concealed. Cosmetic clutter is fine to clear. Structural issues stay, and you will say which is which based on my notes. Exterior twilight, if requested: keep the building's geometry, light the existing windows, do not add landscaping that is not there. End with an export spec: long edge, sRGB, and a filename pattern room-01.jpg.
